Residency changes the assessment

UAE residents and non-residents are assessed differently. A bank considers your income, existing debts, documentation and the property itself. Regulatory limits are maximums, not a promise that a lender will offer that amount.

Prepare the application

Requirements vary by bank. Start by confirming the document list: identity and address evidence, income records, bank statements and evidence of existing commitments. Self-employed applicants may need financial statements and additional business records. Our mortgage fee

Mortgage assistance is charged at 0.5% of the amount borrowed. We receive no commission from banks. On an illustrative AED 1,000,000 loan, that is AED 5,000 before any applicable taxes. The payment stage and exact scope are set out in your quote.

Bank charges, government fees, third-party costs and any separate buyer’s advocacy work are itemised separately. An application remains subject to lender assessment and approval.

The deposit is only part of the upfront budget. Use the calculator to explore a scenario, then replace its assumptions with your written quotes. Allow for the agreed purchase costs and an appropriate contingency.
