Make your next property decision with a clear brief and a written comparison of your options.
Start with what the property needs to do
An investment for rental income, a future home and a property intended for resale need different assessments. We begin with your budget, expected holding period, finance position and practical requirements. Those priorities become the criteria for the research.
What your engagement can include
- A written brief covering your goals, search criteria and agreed work.
- A shortlist comparing location, building, condition, price and available market evidence.
- A review of recurring costs such as service charges, management and maintenance allowances.
- Questions to resolve with the seller, developer, agent or relevant specialist.
- Support assessing an offer and coordinating the next steps you choose.
A comparison you can use
The asking price is one input. Achieved rents, comparable transactions, service charges and the full acquisition budget help put it in context. Where evidence is incomplete, the comparison should say so. A projection is labelled as a projection.
See the illustrative rental assessment for the way recurring costs change the numbers. For a financed purchase, use the mortgage and purchase-cost calculator alongside a lender quote.
How buyer’s advocacy fees work
Buyer’s advocacy fees depend on the transaction and work provided. Mortgage assistance costs 0.5% of the amount borrowed. We receive no commission from banks. The scope, payment stages and any applicable taxes are set out in your written quote.
The amount depends on the agreed transaction and work, so there is no universal buyer’s fee shown here. Your proposal identifies inclusions, exclusions and payment timing before you engage us.
Specialist advice at the right stage
Ownership, contract, tax and lending questions should be confirmed by the appropriate qualified provider. We help coordinate the information and process within the scope of your engagement.
